  Survey and feasibility

  A measured survey, and a written answer to the only question worth asking first: what will this building let you do? It costs a fortnight and it settles arguments that would otherwise run for months. Most people arrive with a plan in mind; roughly half of them leave with a better one the building suggested itself.

  Planning and consents

  Listed buildings, conservation areas and the arguments that decide what stays. We write the heritage case ourselves rather than commission it, because the case and the design are the same thing said twice — and an application that treats them separately usually loses both.

  Design and drawings

  The section comes first, then the plan. By the time there is a plan, most of the argument is settled. There is a single set of drawings and it is the one on site, revised the day a change is agreed, by whoever drew it originally.

  Tender and site

  Contractor selection, and then the part most likely to be delegated: where the reveal dies into the frame, where the services come through, what a junction actually looks like when built rather than drawn. We are there for it.

How an appointment runs

  Tell us the building, what is not working, and roughly when. No charge, and no obligation on either side.

  A visit and a fee proposal

  We come and look. What follows is a fixed fee for the survey and feasibility stage, and an estimate for the rest.

  Stage by stage

  Each stage is agreed before it starts. Three projects run at once here, which is what keeps the drawings being done by the people you met.
