Everything is above the line

The flood level is known and it is 1.2 metres. The building sits on screw piles with its floor at 1.6, which makes the approach a ramp rather than a path and puts every service run in the ceiling. Nothing that matters is below the line, so a flood is an inconvenience rather than an event.
